Data Center REIT Outlook

Data-center REITs enter the second half of 2026 with exceptional demand and equally exceptional capital requirements. AI training and inference, cloud migration, enterprise hybrid infrastructure, and network interconnection are filling scarce powered capacity. Equinix and Digital Realty are the two principal publicly traded US REIT choices, but they offer different exposure: Equinix is the premium retail-colocation and interconnection platform; Digital Realty combines hyperscale, colocation, development, and joint-venture capacity across a broad global portfolio.

Demand is not the whole investment case. Power procurement, grid queues, construction cost, tenant concentration, financing, technology density, water/community opposition, and the price paid for growth determine shareholder returns. Why demand remains powerful

Generative AI requires large clusters of accelerators, high-power-density racks, cooling, fiber, and low-latency connections. Hyperscalers and model providers reserve capacity years ahead, while enterprises need private connections to multiple clouds, software platforms, networks, and partners. Power—not floor space—is the binding resource in many markets.

Equinix’s early-2026 outlook cited accelerating momentum, record capacity delivery in 2025, more than 23,000 retail cabinets and over 90 MW of xScale capacity delivered during that year, alongside continued expansion. Its customer examples emphasize private connectivity across clouds and countries, a use case enhanced rather than replaced by AI.

Digital Realty’s 2026 reporting highlights leasing, backlog of signed-but-not-commenced rent, development, joint ventures, and supply/demand constraints. Its July 2026 second-quarter results and updated outlook should be read directly because bookings, commencement timing, currency, asset sales, and promotes can make headline growth differ from stabilized cash flow.

Demand can be real while returns disappoint. If construction cost, cost of capital, and customer incentives rise faster than rent, incremental projects destroy value. Investors need development yields and lease economics, not only megawatts signed.

Equinix: the interconnection moat

Equinix operates International Business Exchange facilities where enterprises, networks, clouds, financial firms, and content platforms colocate equipment and connect privately. The value is the ecosystem: moving a server is possible, but recreating hundreds of low-latency relationships is difficult. Cross Connects and Equinix Fabric-like services create recurring interconnection revenue beyond power and space.

Retail colocation has smaller deployments, more customers, and richer interconnection economics than a single hyperscale lease. Sales, operations, and facilities are more complex. Equinix also participates in hyperscale through xScale joint ventures, seeking to serve large cloud customers while managing capital intensity with partners.

The 2026 opportunity is enterprise AI connectivity. Companies may train in a hyperscale region, keep data under private control, use SaaS AI, and run inference near users. Equinix can connect those environments. Its global footprint matters to multinationals with compliance and latency needs.

Risks include high valuation expectations, substantial recurring capital expenditures, development execution, foreign exchange, debt cost, customer optimization, and competition. Adjusted funds from operations is more informative than EPS for REIT operations, but AFFO definitions are non-GAAP and should be reconciled. Review recurring capex and stock compensation rather than treating all AFFO equally.

Digital Realty: scale and powered land

Digital Realty operates more than 300 facilities across numerous global metros and serves workloads ranging from cabinets to massive hyperscale deployments. PlatformDIGITAL seeks to combine colocation, connectivity, and global campuses. The company has used joint ventures to finance development and recycle capital.

Its strategic asset is a pipeline of powered land and campuses in markets where customers struggle to obtain grid capacity. Large AI deployments can take tens or hundreds of megawatts, creating long leases and substantial backlog. DLR can offer expansion across regions to hyperscalers and enterprises.

The risk is timing and capital. A lease signed today may commence after construction, power delivery, and customer installation. Backlog is valuable but not current cash. Projects can require billions before rent begins. Joint ventures reduce balance-sheet burden but share economics and add promote/accounting complexity.

Tenant concentration deserves attention. Large cloud customers have strong negotiating power and can represent sizable bookings. Credit quality may be excellent, but a decision to self-build, delay deployment, or change architecture affects absorption. Compare renewal spreads, churn, lease term, deposits/guarantees, and concentration in filings.

Power is the growth ceiling

Utilities face interconnection queues, transmission constraints, transformer/turbine shortages, and community scrutiny. A data center with land but no firm power date is not near-term supply. Operators pursue dedicated substations, renewable contracts, natural gas, fuel cells, storage, nuclear agreements, and demand-response strategies.

Power contracts require nuance. A headline gigawatt pipeline may include capacity not yet permitted, contracted, financed, or deliverable. Ask what is utility-awarded, energized, under construction, and speculative. Review who pays for infrastructure and what happens if delivery is late.

AI rack density also changes design. Air cooling may be insufficient for high-density accelerator clusters, increasing direct-to-chip liquid cooling and heat-rejection needs. Retrofitting an older facility can reduce saleable space or require downtime. Operators able to deliver liquid-cooled high-density halls can command demand, but equipment and operating risk rise.

Water, grid, and community opposition

Municipalities increasingly question whether data centers consume disproportionate power/water while creating fewer permanent jobs than other development. Ratepayers worry about grid upgrade costs. Noise from generators and cooling, diesel emissions, land use, and tax incentives can delay projects.

Strong operators will publish site-level efficiency and water metrics, secure community agreements, pay their infrastructure share, and design for climate constraints. A project approved in a press release can still face years of utility and zoning work.

Regulatory risk is local. Virginia, Northern Virginia, Dublin, Frankfurt, Amsterdam, Singapore, and other hubs have experienced different power or permitting constraints. Geographic diversification helps but exposes companies to currencies, taxes, and political regimes.

Interest rates and REIT financing

Data centers are capital intensive. Higher bond yields raise development and refinancing costs and pressure REIT valuation multiples. Long-lived assets require continual investment because power density and customer requirements evolve. Equity issuance can fund accretive growth but dilutes holders if projects do not exceed the cost of capital.

Examine net debt to adjusted EBITDA, fixed versus variable debt, weighted average interest rate, maturity ladder, secured debt, liquidity, credit ratings, joint-venture obligations, and capital commitments. Compare the stabilized yield on new development with the company’s blended cost of capital.

Asset sales and joint ventures can demonstrate private-market value and recycle capital, but repeated sales may also fund a gap. Promotions earned for managing partnerships can make quarterly FFO lumpy. Separate recurring operations from transaction gains.

Valuation and dividends

REIT investors often use price to AFFO, net asset value, dividend yield, dividend growth, and enterprise value metrics. Data-center REITs may trade at premiums because of growth and scarcity. A premium is justified only if growth is durable and accretive.

Compare forward AFFO using company guidance and independent adjustments. Normalize currency, promotes, asset sales, interest capitalization, and development timing. Estimate NAV using stabilized NOI/cap rates plus development value less debt, but cap-rate assumptions can dominate the result.

Equinix and Digital Realty pay dividends, yet neither should be selected simply for the highest current yield. Retained cash helps fund development. Evaluate payout ratio to AFFO, dividend history, taxable income requirements, and balance-sheet needs. REIT dividends can have different tax character from qualified corporate dividends; investors should consult a tax adviser and consider account location.

AI demand risks investors underestimate

AI customers may become concentrated among a few hyperscalers and well-funded model companies. Some AI startups will fail. Accelerator efficiency and model optimization can reduce compute per task, though lower cost may stimulate much more demand. Hyperscalers can self-build and use REIT capacity as a flexible overflow rather than a permanent commitment.

Technology shifts can strand design. A facility built for current density may require costly electrical and cooling upgrades. GPUs have rapid refresh cycles while buildings last decades. The REIT owns infrastructure, not the chips, but tenant requirements determine competitiveness.

Supply can overshoot. Power scarcity creates attractive rents and triggers enormous development. If projects arrive simultaneously after grid upgrades, renewal spreads can soften. Monitor vacancy, preleasing, sublease availability, and speculative construction by metro.

How to choose between EQIX and DLR

Choose Equinix exposure when the thesis centers on interconnection, enterprise ecosystems, global retail colocation, and high-quality recurring service revenue. Accept that the market may price those strengths richly. Analyze cabinet additions, MRR per cabinet, interconnection growth, churn, xScale contributions, and recurring capex.

Choose Digital Realty when the thesis emphasizes hyperscale demand, powered campuses, development/backlog, and a blend of colocation and large deployments. Analyze bookings by size, backlog commencement, renewal spreads, development yields, JV economics, capital recycling, and tenant concentration.

Investors who cannot tolerate single-company execution risk can use a diversified real-estate or infrastructure fund, but check holdings; major REIT index weights may include EQIX and DLR alongside property sectors with different fundamentals. Data-center-focused private funds often have high minimums, illiquidity, leverage, and fee layers.

Both require disciplined capital allocation in a market where demand headlines can conceal low project returns.

Review the newest quarterly filings before buying—especially because Digital Realty has already reported second-quarter 2026 results and guidance. Build a valuation range using slower leasing, delayed power, higher rates, and elevated capex. AI can fill data centers, but only rent collected above the cost of capital builds lasting REIT value.
